What things actually cost

Most agencies make you sit through a discovery call before they will say a number. Here are the starting figures, so you can work out in thirty seconds whether we are in the same ballpark.

How to read these

Every figure is a starting point for a real project of that type, not a teaser. After a fifteen-minute call you get one fixed number against a written scope — and that number is what you pay. If the scope changes later we agree the change and its cost before any work happens.

Pricing questions

How much does a website cost in the UK in 2026?

Most UK agencies quote between £2,000 and £7,000 for a small business site. Mine start at £750 for up to five pages, £1,450 for a fuller business site and £2,950 for a corporate build — bespoke in every case, not a template with your logo dropped in. The gap is overhead, not quality: an agency price covers an account manager, a project manager, a designer and an office. Below about £400, anywhere, you are buying a template.

Why are your prices lower than a bigger agency?

Because there is one of me. An agency quoting £5,000 for the same site is covering an account manager, a project manager, a designer, a developer and an office. The work is not five times better; the overhead is. The trade-off is honest: you get a senior engineer writing your code, and no team to absorb it when I am ill or on holiday.

Why "from" prices rather than fixed packages?

Because a five-page site for a sole trader and a five-page site for a company with three locations and a compliance review are not the same job. The starting figures tell you which conversation you are in. After a fifteen-minute call you get one fixed number, not a range.

What are the payment terms?

50% to begin and 50% on go-live for builds. Monthly services are invoiced monthly in advance, with a three-month minimum on SEO and one month on everything else. No setup fee hidden on top.

Is there anything extra to pay?

Your domain (about £12 a year) and, if you run them, your ad budget, which goes directly to Google or Meta. Hosting is on Azure and most sites sit on the free tier. Where a build needs a paid third-party service I list it in the proposal with its cost before you sign.

What if I only need part of it?

That is usually the right answer, and the starter site exists for exactly that reason. Plenty of clients take a five-page site and do their own social, or take the Google Business Profile work and nothing else. Nothing here is bundled to force a bigger invoice.
